What's the warranty?

Materials and workmanship are covered for two years on every build. Specific finishes (paint, certain shingles) carry their manufacturer warranties on top of that. The written agreement you sign at order has the exact language; if something goes sideways, call us first — most things get sorted in a single visit.

Can the building be moved later?

Accepted Answer

Most of our portable buildings can be relocated by us or a competent shed-moving crew. Pole barns and on-site garages are built into the ground — those don't move. If you think you might want to relocate later, tell us at order and we'll spec the floor framing accordingly.

How customizable is this, really?

Very. Doors, windows, roof pitch, siding, paint, trim, cupolas, lofts, workbenches, ramps, transom lights, flower boxes — most of what you see on customer photos is something somebody asked for. The standard option list is on each product page; if it's not there, ask anyway.

Can you match a specific color?

Yes — bring a chip or a paint code. We work with a small set of finish lines that have proven themselves in upstate winters. If your color isn't in our standard book, custom-order paint adds a couple of weeks to lead time.

How far do you deliver?

Free delivery within 30 miles of Bainbridge. Beyond that we deliver across Upstate New York — Binghamton, Albany, Norwich, Sidney, Oxford, Oneonta, Johnson City, and most points between — at a flat per-mile rate. Going further than that? Ask. We've taken buildings to all sorts of unlikely places.

What does the delivery day look like?

We confirm 24-48 hours ahead, show up with the building on a trailer, and set it on your prepared pad. Most deliveries take 1-2 hours on site. We don't leave until you've walked around and signed off — anything that needs adjusting, we adjust before we go.

How do I start the conversation?

Easiest path: drop us a quote request — name, ZIP, what you're thinking. A real person from the Bainbridge lot replies the same business day with sizes, options, and what we have on hand. Even a one-line description ("12×16, two windows, somewhere near Oneonta") is enough to start.

Can I just walk in?

Yes. The Bainbridge and Oxford lots are open most days during business hours. Either is a good place to walk in, look around, and get a feel for the size you actually need. We won't push — most decisions get made on the second visit anyway.

Are the prices on the site real?

Yes. The inventory page shows actual numbers on actual on-lot units, not lead-magnet teaser prices. Custom builds get quoted individually based on size, options, and the season — but you'll see the math line by line, not a black-box number at the bottom.

Is there a deposit?

On-lot units can be reserved with a deposit, refundable if we can't make the delivery date work. Custom builds require a deposit at order so we can put your unit in the queue and lock in materials. Both are documented in writing — no surprises.

Do you offer financing?

Yes — a few options through partners depending on the build size and your situation. Easier to talk specifics on the phone than to lay out the rate matrix on a webpage; call us and we'll match you to the right one.

Question 12

What kind of pad do I need?

Level, well-drained, sized at least 6 inches wider than the building on every side. Crushed stone over compacted soil is the most common. Concrete pads work too. We can talk you through what's right for your soil and what your municipality typically wants — most counties don't require a permit for a portable shed under a certain size, but always check.

Do I need a permit?

Depends on your town and the size of the build. Most jurisdictions don't require permits for portable structures under 200 sq ft; larger sheds, garages, and pole barns usually do. We don't pull permits for you, but we will give you the dimensions and specs you'll need for the application.
